Dear Teller County Property Owners,
Teller County real estate market has remained very resilient in the face of rising interest rates in 2022, 2023, and 2024. With that said, overall values in Teller County have remained fairly flat since the summer of 2022. That does not mean that your property value will be exactly the same as 2023. We are required to start all over with the revaluation and look at each contributory factor that may affect value. These items may be view, topography, access, decks, concrete, sq. ft., land size, subdivisions, etc. Adjustments were made for all of these and any time adjustments required.
The Assessor’s Office is required, by statute, to estimate the value properties, based on the market that existed on June 30, 2024. Unfortunately, in Teller County, this was the peak of the real estate market. Our office is audited every year to ensure that our values are in compliance. Values have been and continue to be in compliance with Colorado State standards.
You will receive the purple postcard again this year. This saves Teller County postage costs vs. the long form. The long form can be found on the Assessor’s webpage by looking up your account. You may estimate your own taxes by using this formula: Actual Value * the current assessment rate * (last year’s mill levies/1000). The Assessor’s Office sets the actual value of your property based on market sales, Colorado law sets the assessment rate, and the Taxing Authorities set the mill levies.
Senior and veteran exemptions are approved or not approved by the state every year and there is never a guarantee so your value is not reduced by this amount.
NOV’s will be mailed out on May 1st. If you disagree with the value you may file your appeal online (Online Protest Form), mail it in, or bring it to the Assessor’s Office on or before June 9, 2025. Below are map links to the sales in Teller County. I highly encourage you review these sales.
If you take your NOV to a realtor, it’s possible that they may tell you they cannot sell your home for the value that is on the NOV. Realtors deal with the “here and now” using recent sales. We are mandated to use sales only through June 30, 2024.
